- Drafting new leases & lease renewal; Lease renewals are sent out for stabilized and non- stabilized leases at least 90 days in advance of expiration.

- All initially tenant income certifications are completed in accordance with federal regulations and recertified at lease renewals.

- Prepare and rewew all legal documents — leases, riders, sublease contracts, contracts, etc.

- Handle all Landlord Tenant court cases such as nonpayment cases, holdover cases, small claims cases

Maintenance Services:
- Telephones are answered 24 hours a day / 365 days a year for maintenance emergencies
- As required by law, all buildings over 9 units need to employ a tull time Superintendent.
- We provide a wide range of services including: boiler maintenance, elevator repair, licensed 24-hour plumbers, licensed electricians, and expert locksmiths.
- It is important that preventative steps are taken to make sure that buildings are properly maintained, and that all maintenance is documented. Boilers need to be serviced before the start of heating season. Roofs need to be inspected, repaired, and coated as needed. Leaking plumbing and corroded pipes need to be repaired before they fail and cause costly damage.
- We coordinate all building system inspections, including elevator, boiler, sprinkler, etc.
- We conduct weekly inspections to document the conditions in all common areas, boiler rooms, basements, and roofs. Any issues identified during these inspections are reported and resolved promptly.
- We obtain bids through RFPs for various apartment repairs and renovations, ensuring our clients receive competitive quotes.
- We make sure that the buildings we manage are secure and that restricted areas remain off-limits to unauthorized persons.
- We work closely with government organization for violation removals.
