Customer Service:
- Field calls and inquires from tenants
- Telephones are answered 24 hours a day / 365 days a year
- Dispatching appropriate service vendor for call, when required
- Property inspection to ensure compliance with documents
- Warning letters to resolve infractions
- Periodic reports to Board of all calls and letters
- Owner relations, including service request management and complaint service management.
Administrative Services:
- All resident correspondence.
- Attendance at board meetings as required
- Maintaining government required documentation.
- Recruitment and hiring of staff
- Insurance management, including policy review, negotiation and procurement, premium payment and claims management.
- Inventory maintenance
- Implement a purchase order procedure and spending limit with on-site staff
- Enter into contracts for essential services to the property, such as snow removal, extermination, utilities, etc.
- Report any violations found by government agencies to the owners;
- Maintain a comprehensive system of records, books and accounts;

Accounting Services:
- Maintaining accurate monthly financial records— variance reporting, profit & loss statements, detail expense reports, etc.

We understand that owners make a substantial investment in their property and place a high
value on both the physical condition and its financial well-being. We take a proactive role and
provide guidance to help maintain the high standards expected.
Leasing Services:
- Marketing — advertising vacancies to reduce unit turnover time
- Screening of potential tenants.
- Increasing occupancy by decreasing unit down time
- All notes, rent roll, and tenant contact information is tracked
- Drafting new leases & lease renewal; Lease renewals are sent out for stabilized and non- stabilized leases at least 90 days in advance of expiration.
- Commercial lease — screening potential tenants, drafting new leases, monitoring lease escalations
Legal Services:
- Prepare and rewew all legal documents — leases, riders, sublease contracts, contracts, etc.
- Collections - aggressively pursue delinquent tenants
- Handle all Landlord Tenant court cases such as nonpayment cases, holdover cases, small claims cases
- Handling Eviction
Maintenance Services:
- Telephones are answered 24 hours a day / 365 days a year for maintenance emergencies
- As required by law, all buildings over 9 units need to employ a tull time Super. Our company hires, supervises, and trains building Supers for the locations that we
- We provide a wide range of services including: boiler maintenance, elevator repair, licensed 24-hour plumbers, licensed electricians, and expert locksmiths.
- It is important that preventative steps are taken to make sure that buildings are properly maintained, and that all maintenance is documented. Boilers need to be serviced before the start of heating season. Roofs need to be inspected, repaired, and coated as needed. Leaking plumbing and corroded pipes need to be repaired before they fail and cause costly damage.
- Coordinate all required inspections, elevator, boiler, sprinkler, etc.
- All buildings need weekly documented inspections. This includes inspecting all common area spaces, boiler rooms, basements, and roofs. Problems found during these inspections are reported and addressed immediately.
- We secure bids through RFP for various apartment repairs and renovations and secure competing quotations for our clients.
- We make sure that the buildings we manage are secure and that restricted areas remain off-limits to unauthorized persons.
- Obstacles, debris, unsafe floor mats are removed from building hallways.
- We work closely with government organization for violation removals.
